Strictly specified competition regulations as well as the zoning approval conditions defines the future geometry of the building.  he new form arises from the following limitations: infrastructure’s security belt, allowed length of the frontal façade, possible height of the building and the distance from the plot limits. The resulting volume has two important cut-outs in its central part which allow to provide more natural light and at the same time “the division of the frontal facades that improves spatial relationship with the surrounding buildings” (requirement from zoning approval).

The access to the property is assumed from the Przy Rondzie street together with the entrance to the underground parking proposed in its immediate vicinity. Both sides of the new building are connected by footpaths and cycle routes with public transport stops and botanic garden. Internal circulation is based on the sequence: ground floor entrance (or underground parking), lobby, access control, elevators. Entrances to the building are located on the east and west side of the building.

The main structure of the building is previewed as concrete with a possibility of use the pre-tensioned hollow core slabs.

The façade is designed in polyurethane insulation panels with an outer layer covered with brick tiles. Fix glazing is assumed with optimized light and solar energy transmission together with internal wooden blinds. The main idea for proposed installations’ solutions is the simplicity, high efficiency and easy future maintenance. It is planned to obtain LEED certification for the proposed building.
